How Do You Know You Need a Roof Replacement?

A leak may be the first sign that you might need a new roof. Here are some things you can check for to be sure. 

 

Check the attic: Get your flashlight and look under the eaves. If there are beams of light coming through or stains or streaks of water, there could be a leaky roof. 

 

Check your home improvement records: How long ago was your roof replaced? Knowing what it’s made of and when it was installed can give you insight into a possible problem. 

 

Check the shingles: Shingles should lay flat on the rooftop. If there are any that are damaged, cracked, or buckling, you need to get them repaired. Check the gutters and downspouts for shingle granules. This step should be done after a big storm.

 

Check the flash points: These are points around the chimneys, skylights, and vents. They seal the seam of the roof from rain and other weather and they shouldn’t be cracked or broken.

These are the most common types of roofing materials:

  • Wood (shingles or shakes): Made from spruce, cedar, or treated pine. This is mostly found in older homes. Shingles are machine-cut and trimmed while shakes are hand-split. It lasts as long as asphalt but costs up to 6x more. 

  • Slate: Very durable dense rock. Costly and labor-intensive to install. Waterproof and noncombustible.

  • Metal: Made of aluminum, steel, or copper, this is a durable and energy-efficient choice. It protects against fire, rot, hail, wind, and rain. Can be stamped into various styles and shapes. 

  • Composite (shingles): Newer roof material. Lightweight, fire safe, and fade resistant. This can be expensive. 

  • Green: Living systems of soil, plants, and compost. This filters pollutants while giving insulation and absorbing stormwater.
